The challenge

The law firm occupied 242 m2 in an old townhouse without an elevator on Ariańska Street. The room layout was inefficient – wide corridors and high ceilings generated huge heat losses. Monthly bills and rent totaled 21,340 PLN net. Additionally, clients complained about the lack of parking spaces, which in the legal industry hindered daily meetings.

Our approach

Our team of 3 specialists conducted an audit of desk use by 14 employees. For 2 weeks we measured how long conference rooms stood empty. It turned out that 3 partners were rarely in the office at the same time. We proposed giving up huge, permanently assigned offices in favor of a modern mixed system.

The solution

We found a 183 m2 module on the 11th floor of Unity Tower. Smaller square footage, but with a view of Wawel, raised the company's prestige. Mondiairelay-suivi negotiated a rate of 14.80 EUR per meter and 4 months of so-called rent holidays. Thanks to this, the law firm did not pay for the lease while the construction crew was putting up partition walls and laying carpets.

Results

Moving to a smaller but modern office realistically lowered the company's fixed expenses. The law firm now pays one predictable bill, and employees have access to air conditioning and a fast elevator. We count every meter and in this case each of them works for the client's profit.
